When it comes to buying a home we have all heard the commercials on TV, radio and online, “Use a REALTOR® when you buy a home” but beyond the tag line “Only those agents who are REALTORS® are members of the National Association of REALTORS® and have the backing of a nationwide organization and who subscribe to a strict code of ethics.” What does being a REALTOR® mean?
Well, you may think that all Real Estate agents are REALTORS®, but they aren’t, only around half of all agents are licensed Real Estate agents that are Members of the National Association of REALTORS® and can carry the REALTOR® designation. As a buyer, by hiring a REALTOR® as opposed to just a licensed Real Estate agent you can be sure that you will get the following:
- Someone who has access to the most up to date tools and market data making sure that they can research an appropriate price for you to offer on a home you might be interested in based on current local market particulars. This also means that they are local market experts in the area you are searching for a property in!
- Someone who has access to the most current legal paperwork and contracts which have had countless hours of research and due diligence performed ensuring that they meet all the legal requirements necessary. They will also negotiate on your behalf an being armed with all the right tools; this means that you get the best deal possible.
- Only a REALTOR® has access to the Multiple Listing Service. the “MLS” which is THE property database of homes for sale. It is often said, if your home isn’t listed on the MLS then it will not be found by prospective buyers!
- Finally, only a REALTOR® subscribes to a strict code of ethics enforced by the National Association of REALTORS®. Meaning that you get a consummate professional looking out for you and your interests. They should be someone you feel comfortable with too, as you will be using their experience to help you make what is often one of the largest financial purchases in your life.
Thinking of going it alone? If you decide not to use the services of a buyers agent then you are losing out on having a professional represent your interests in a transaction, as the agent who is selling a property you purchase is only representing the seller!
